One Madison Park, one of Downtown most awaited new development designed by Cetra/Rudy, is finally seeing the light of the day, or should I say, the end of the tunnel. Indeed, this magnificent development went through financial and legal turmoil, which stalled its progress. Another anecdote talks about a couple of residents, who bought on floor plans and decided to settle in the unfinished building, which later fell in bankruptcy. Fortunately, for these residents and excited buyers eyeing the Downtown market, One Madison Park is ready for completion and closings are happening as early as the 1st quarter of 2014. Developer Related led the rescue scenario which included creditors CIM and HFZ Capital, as well as interior design firm Yabu Pushelberg hired to finish the remaining half of the units, the lobby and amenity spaces. A couple of months ago, Related already had a successful experience with a similar situation at 225 Rector Place, a bankrupt building, that they transform into one of the most successful Battery Park City condominium.

One Madison Square Park stands upon a unique location, where Downtown meets Midtown South, and at the crossing of the Flatiron, Gramercy, NoMad and Chelsea neighborhoods. Facing the beautiful Madison Park, residents can enjoy the change of the season sceneries along with 360 degrees breathtaking views of Manhattan. No other residential building in NY offers these views – it’s a feature that you would only find at One Madison Square.

To preserve the residents privacy, the entrance of this 60-residence only boutique condominium is located at 23 East 22nd Street above which a duplex and triplex units will be available for buyers who prefers a “townhouse” living style to the “perched-in-the-sky” condominium. The lobby will be filled with marble walls and sculptural element. “A slender water feature casts light and shadow behind tall wood columns and a soft mosaic-patterned custom rug leads guests to a curated permanent art installation created specifically for One Madison”.

As mentioned above half of the residences feature Yabu Pushelberg interiors and the other half Cetra/Ruddy interiors. Yabu Pushelberg (see pictures below) brings a contemporary, elegance and calm environment to full floor residences. Living rooms layout with open kitchen and a set back with dining areas offer multiple views of the Manhattan skyline from one room, ideal for casual get together or dinner with private chef enjoying the top of the line kitchen features.  The master bedroom on full floor overlooks Madison Avenue and the Park, while the baths covered in custom blue Cippolino marble vanity with grey stained European oak cabinetry creating the feeling of a spa.

The Cetra/Ruddy interiors (see picture below) are a “Modernist-style celebration of natural light and expansive skyline views” and feature lighter finishes such as wide plank solid white oak flooring and finishes in light hues which the loft like interior with sky high living, custom kitchen in satin-rubbed Indian Laurel veneer, and marble countertops. The baths feel like zen havens filled with stone surfaces from Italian travertine to rich marbles.

The amenities and service level brought by related have been curated to meet with the future owners high expectations and demands. To that extend, the One Club will provide assistance with everyday needs as well as access to the most exciting activities and entertainment the city offers. The assistance extends to the organization, design and planning of private event within the building.

Following my MBA at NYU Stern, I was a blessed graduate with a secured job at one of the most fascinating brand and company I could ever thought working: Ferrari.
Cars have been a passion of mine since my youngest age, and being welcomed to the exclusive world of Ferrari felt awesome. While the experience there was phenomenal, my entrepreneurial spirit pushed me to shift gear and focus my career into my other passion: Real Estate.

A few months into my new role at the Corcoran Group, the #1 residential real estate firm in New York, I fancied the idea of bringing the most exclusive brands of Real Estate and Cars together. This leads me to organize cross marketing events between Corcoran and Ferrari & Maserati, while partnering with an exclusive agent with a very high end listing at a location convenient for cars to be driven, guests to be entertained and connections to be made.

Local dealerships of Ferrari of Long Island and Maserati of Manhattan under the lead of Marketing and Event manager Laura Fisher provided cars and professional coach drivers. Guests were able to test-drive the cars to fully experience the ride prior to relax and mingle at the property.

My first event happened at a fabulous Gramercy Park North Penthouse with 2 terraces over looking the city and Gramercy Park, only a few blocks from the highway and Park Avenue for the cars to be driven. The guests came in and celebrate this first day of Fall under a radiant sunshine and friendly atmosphere.

My second take happened on Sunday October, 27th, 2013 during a beautiful crisp fall day which could not make things any better. I co-hosted the event at Richard Meier’s 165 Charles Street tower where agent Jon Capobianco introduced his $12.7M full floor listing. Guests were able to get an exclusive preview of the apartment and enjoy test-driving Ferrari and Maserati on the West Side Highway. About 50 people attended this event, and the dynamic was very positive. After test drives, invitees relaxed and mingled at the apartment over Peroni beers, Proseco, and finger food. It was a great venue and a wonderful opportunity for people of various industries (Private Equity, Energy, Tech, Entertainment and Social Media) to meet.

Shopping for a high-end rental in Noho (above $10K, 2-bed minimum)? Chances are that you will be frustrated with the lack of inventory available. Indeed, only 8 apartment rentals, in just 4 different buildings show up as being on the market and they are all in condominium buildings (as per 09/19/2013). This low inventory shows a median price of $14,500, size of 1,591sf and price per square feet of $126. Fortunately, for the prospective renters looking for that special rental in Noho, a new rental building located at 37 Great Jones will be opening its doors very soon. Indeed, a model apartment should be available to tour in the next couple of weeks, while first residents will be able to move in January 2014. 37 Great Jones Street is a 95-year-old landmark building, recently conceptualized as “modern luxury residences with historic significance”.

This new rental building is bringing a new and competitive product to the Noho luxury rental market. The 4 new units coming on the market will feature a $25,000, 3,602 sf 3-bed 3-bath duplex Penthouse, and $10-12,000, 2,165 sf 2-bed on lower floors. Looking at these numbers, the trophy unit carries a rental price per square feet 34% cheaper and a surface more than twice the median range of values offered by the current listings.  Noticeable residences’ features include a complete Chef’s kitchen with a 22-bottle Jenn-Air Wine Cooler, Caesar Stone Countertop and Thermadore appliances; the master bathroom will be equipped with Kohler fixtures throughout, and decorated with imported Italian designer tiles.  The living/great room will boast French doors with balconies, and 10.5-16 ft ceilings. While the service and amenities include keyed elevators to open in private apartments and in-residence washer and dryer, the choice of a virtual doorman was preferred to a real one, and there is no sign of a gym, or rooftop access. Small things, but at this price point it may weigh on prospective renters’ decision making process.  However, if the goal is to preserve the few residents’ privacy; then, this set-up could work out just fine.
